Document Description
The proposed project involves the development of approximately 1,119 acres, surrounding the existing Mountain Springs Golf Course, into various urban land uses including single family, multiple family and estate residential, as well as neighborhood commercial type uses. Specifically, the project provides for the development of 2,076 dwelling units, 34 acres of commercial and 295 acres of open space. The existing Mountain Springs Golf Course covers approximately 187 acres and is to be designated as a commercial/recreational land use. Project buildout will be done in phases. Development of the Mountain Springs project will require the extension of public water and public sewer lines and improvements to Tuolumne Utilities District's water and sewer facilities. Access to the project site is proposed to be from Lime Kiln Road which is proposed to be improved, including replacement of the bridge across Sullivan Creek, as part of the Mountain Springs Community Plan project.
