The proposed project consists of requests for the following entitlements: 1) A General Plan Amendment to change the land use designation on 41.02+- (gross) acres from Medium Density Residential to Low Density Residential and Commercial and Offices; 2) A Community Plan Amendment and corresponding Rezone from Agricultural Residential 2 (AR-2) and Residential Density 2 (RD-2) to Residential Density 5 (RD-5) (20.0+- gross acres), Limited Commercial (LC) (11.52+- gross acres), and Business and Professional (BP) (9.5+- gross acres); 3) A Tentative Subdivision Map to create one residential lot in the proposed RD-5 zone, two commercial lots in the proposed LC zone, and one lot in the BP zone from two parcels totaling 41.02+- gross acres; 5) The Abandonment of; a) two public utilities easements and irrevocable offers of dedication, b) a drainage easement, c) a grant to the County of direct vehicular access along Elk Grove Boulevard, and d) the building setback line on the Limited Commercial (LC) parcel (proposed Parcels A,B and C); 6) A Release from Zoning Agreement adopted by Resolution 81-001.
