Document Description
The proposed project includes a General Plan Amendment, North Roseville Specific Plan Amendment, and Rezone of 4.4 acres from Community Commercial to High Density Residential. This land use change also requires amending the text of the MRSp, to remove mention of Parcel DC-33 from sections dealing with commercial development, and make other text and table changes related to the change in residential and commercial acreage. A Modification to a Major Project permit Stage 1 and 2 is requested to change the approved commercial site plan, reduce the approved commercial building from 124,188 square feet to 62,000 square feet, and review the design for proposed 57-unit single-family subdivision. The applicant also proposed a tentative subdivision map to create one parcel to maintain the existing commercial and office and to create the 57 single-family lots. Finally, a Tree Permit is required to authorize the removal of up to 12 native oak trees.
