Document Description
The Specific Plan proposes the development of up to 312 dwelling units on Property A and the construction of a private school on Property B. The specific Plan land use concept would create a residential neighborhood with a mix of housing types, including high density affordable senior housing apartments, low density terrace homes, low density estate homes, custom lots and rural estate lots. The project approval process will include annexation of the project site to the City and adoption of a "prezoning" ordinance that would take effect upon completion of the annexation to the City. The project site will incorporate seven (7) zoning districts. These districts include four (4) residential districts [High Density Residential District (RR-1), Low-density Single-Family Residential District (SF-1), Low-density Single-Family Residential District (SF-2), Rural Residential District (SF-3)], two (2) Open Space Recreation District (OS-R) and Open Space Preservation (OS-P)], and one (1) public/semi-public district (P/SP).
