Document Description
The revised Specific Plan proposes the development of up to 312 dwelling units on Property A and the construction of a private school on Property B. The specific Plan land use concept would create a residential neighborhood with a mix of housing types, including high density affordable senior housing apartments, low density terrace homes, custom lots and rural estate lots, all planned in response to the environmental constraints on and the existing uses surrounding the Project Site. The proposed land use plan shows a general transition across the Project Site from low-density 8,000 square foot lots adjacent to the Sea Country Estates residential neighborhood to the south, to one-to two-acre lots on the northern and western boundaries of the Project Site. Approximately 71.1 acres of open space would be provided between the residential development areas. The open space areas would preserve the steeper slopes on the Project Site, scenic oak trees, and provide visual and recreational amenities for the area's residents. One neighborhood park and one mini-park have been designated within the Project Site and are made accessible to the open space pedestrian trail system.
