Document Description
The Planned District Major Amendment (the "2003 Amendment") changes the permitted uses at an approximately 80 acre portion of the Pacific Commons Project site from office, research and development (R&D), retail, hotel and conference center, to predominantly retail, creating a Major Retail District with the potential for some office/R&D and auto dealership uses. The 2003 Amendment also reduces the total entitled square footage of the square feet. The 2003 Amendment also reduces the total entitled square footage of the overall Pacific Commons development from 8.3 million square feet to approximately 7 million square feet. The 2003 Amendment increases the allocation of square footage that is planned for this Major Retail District within the subject approximately 80 acres (and the overall Pacific Commons Project) by approximately 590,000 square feet, so that a maximum of approximately 860,000 square feet of retail space could be located within the Major Retail District. In order to create the required contiguous acreage for the Major Retail District, the 2003 Amendment also will relocate Boscell Road back to the original alignment approved in the 2000 approvals and will extend Pacific Commons Boulevard to Auto Mall Parkway.
