Technical refinements to Tenative Tract Map 8817 and Site Plan 99-16 that includes avoidance of additional wetlands within the coastal zone; Loffelstein walls along the canyon sides outside the wetland areas; construction of five bridges; reducing the number of residential dwellings from 434 to 424; a second residential access from Avenida Vista Hermosa to avoid the need for a sixth bridge; and a state of the art water quality and drainage system to control and divert urban runoff.
