The project encompasses an urbanized area which is predominantly developed with a mix of residential, commercial, office, and public land uses. Residential development consists of low- and medium-density units. Commercial development in the Project is located generally in two areas: the City's oceanfront community provides goods and services that cater to a tourist population and local residents who use the beach area and consists of free-standing specialty stores, restaurants, hotels and motels. Beyond City limits, commercial land in the Project consists generally of automobile-related strip commercial uses with a wide mix of convenience stores, liquor stores, restaurants, bars, and service stations. Interspersed with these latter uses are motels and mobile home parks. Lastly, the Project includes a portion of an unused salt evaporation pond located at the extreme south end of San Diego Bay. No permanent structures exist therein. Existing Zoning and General Plan designations are largely consistent with the existing land use patterns.
Document Description
The Project is to adopt and implement the Redevelopment Plan for the Palm Avenue/Commercial Redevelopment Project, Amendment No. 1. The Plan is intended to assist the City of Imperial Beach in achieving various goals in the Project Amendment Area.
