Document Description
This is a request to amend the Rancho San Vicente Specific Plan to eliminate the requirement to dedicate open space easements over certain residential lots located generally along the riparian corridor that forms the border between the development area and the large open space parcel in the westerly portion of the project site. Other open space easements in the vicinity of the riparian corridor that were intended to protect oak trees and other natural vegetation are also proposed to be vacated. The clearing required to comply with the Wildland/Urban Interface Ordinance would impact the vegetation and reduce its value both as habitat and as a significant natural feature needing to be retained as part of the community design program. The open space easement will be replaced with a Limited Building Zone Easement for the first 100 feet from the Open Space Preserve Boundary.
