The applicant is requesting a Vesting Tentative Map, Site Development Permit, Planned Development Permit, and Neighborhood Use Permit to create 2 residential parcels with guest quarters. In addition, the project would restore an area that was illegally encroached within the MHPA and a small portion outside of the MHPA. The vacant 3.64 acre site is located at 6739 Rancho Toyon Place in the AR-1-1 Zone (one dwelling unit per 10 acres), AR-1-2 Zone (one dwelling unit per one acre), and Airport Influence Area Overlay Zone within the Del Mar Mesa Specific Plan.
