Document Description
IKEA, a Swedish company, operates an international network of approximately 158 retail stores that feature furniture & home furnishings. There are 13 IKEA stores in the US, including one in northern California (Emeryville) and four in southern California. IKEA Property, Inc., proposes to construct an IKEA retail store on a site of approximately 10 acres in the City of East Palo Alto within the Gateway 101 Redevelopment Project Area. The relatively level site currently contains two apartment buildings, two single-family residences with units in the rear (a total of approximately 46 units) and remnant landscaping and mature trees from former site uses. Tenants living in the existing apartments will be offered relocation assistance, as required by law, through the Redevelopment Agency. The project would consist of 320,000 square foot store elevated above surface parking. Two levels of surface parking are proposed above the building. Approximately 2,040 parking spaces would be provided, with associated landscaping, circulation and and infrastructure improvements. The store would contain a main level mezzanine level, and would provide space for approximately 200,000 square feet of retail area, 75,00 square feet of warehousing area, 25,000 square feet of administrative area, 5,000 square feet of Cafe and restaurant area, and 150,000 square feet of support area. The rectilinear store building would be approximately 640 feet in length (i.e., in its north/south dimension), and 437 feet in width (i.e. in its east/west dimension). Overall height of the building is estimated at approximately 70 feet.
