Document Description
In response to the resources agency consultation and to associated public input, the proposed 2004 development plan completely eliminates the previously-proposed 18-hole golf course and associated amenities (driving range, club house, cart paths and bridges) and includes other measures to reduce or avoid impacts onsite perennial and ephemeral streams, wetlands, and other habitat areas. The proposed 2004 development plan eliminates all development south of the Zuckerman Saddle, thereby avoiding all of Moraga Creek and its onsite tributaries, and eliminates all development east of Brookside Creek. The more compact development area now consists of up to 245 single-family homes, a swim club, five communit playfields, a community Art and Garden Center, a City maintenance facility/corporation yard, and associated roads and infrastructure, all on approximately 230.4 acres (22.8 %) of the 1,012.0-acre project site, assuming City acquisition and use of the 27-acre EBMUD property. The remaining 781.6 acres (77.2 %) of the project site would be retained for permanent open space and public trail use.
