PROPOSED SPECIFIC PLAN FOCUSES OSN THE COMMERCIAL/INDUSTRIAL PORTION OF THE CITY. MAJOR FEATURES OF THE PLAN INCLUDE CIRCULATION IMPROVEMENTS, SUCH AS ON/OFF RAMPS AT US 101 AND BRITTAN AVENUE, AND GRADE SEPARATIONS AT HOWARD AND BRITTAN AVENUES AND THE RAILROAD TRACKS, AS WELL AS PROPOSED CHANGES IN LAND USE ON AS MANY AS 10 DIFFERENT SITES. THE OVERALL PURPOSE OF THE PLAN IS TO FACILITATE A BLEND OF LAND USES WHICH WILL GENERATE HIGHER LEVELS OF LOCAL REVENUE AND INCREASED PROPERTY VALUES.
