Document Description
The primary land use changes proposed consist of a decrease in the maximum number of residential units allowed within the Specific Plan by 365 units from 5,443 units to 5,078 units and an increase in the amount of open space uses to reflect a change in the design of a planned golf course. Associated changes to the infrastructure elements of the Specific Plan are also proposed including revisions to the Drainage and Circulation Plans. The proposed midifications to the planned circulation system consist of a re-alignment of Del Web Boulevard within Phase II (B), the removal of 36th Avenue from the the Specific Plan Circulation Plan and a change in the roadway designation of Frances Way and the unbuilt portion of Adams Street (from a point approximately one-half mile north of 38th Avenue to the northerly boundary of the Phase II (A) development area) from Secondary Roadways to Collector Roadways. (2) No. 498 to remove 36th Avenue and Adams Street north of Avenue 38 from the Circulation Element Map to reflect the removal of 36th Avenue from the Specific Plan Circulation Plan and the change in designation of Adams Street from a Secondary to a Collector Roadway in the Specific Plan Circulation Plan. (3)No. 6464 to add Planning Area 33 to the Specific Planning Area 33 to the Specific Plan Zoning Ordinance for use as a Golf Clubhouse and to permit golf course maintenance facilities as a use in Planning Areas 17 & 32.
