THE PROJECT SITE IS MOSTLY WITHIN THE SPHERE IF INFLUENCE OF THE CITY OF BEAUMONT. THE PROPOSED PROJECT IS A 444 ACRE SITE WHICH WILL CONTAIN 356 ACRES DEVOTED TO RESIDENTIAL LAND USE OF 1,964 SINGLE FAMILY DETACHED AND ATTACHED UNITS IN ADDITION, TWO ELEMENTARY SCHOOL SITES TOTALLING 23 ACRES ARE PROPOSED. ON-SITE RECREATION USES INCLUDE 15.5 ACRES OF NEIGHBORHOOD PARKS AND 49 ACRES DEVOTED TO ROADWAYS, EASE- MENTS AND LANDSCAPED AREAS.
