PROJECT PROPOSES TO CHANGE TH ELAND USE FROM AGRICULTURAL TO HIGHWAY RELATED COMMERCIAL AND LIGHT INDUSTRIAL USE. THE PD ZONE WILL PERMANENTLY DEFINE A 150 FT WIDE RIPARIAN CONSERVATION AREA ALONG THE BIRD CREEK RIPARIAN CORRIDOR. THERE IS THE POTENTIAL THAT A 30 ACRE TRUCK STOP COULD BE INCLUDED IN THE PROJECT AS A PROPOSED USE.
