The proposed site is currently undeveloped and located within unicorporated San Bernardino County, which has designated the project site "Planned Development" (PD), (2 dwelling units/acre to 3 dwelling units/acre). The project site is located within the previously approved University/Crest project site. Although the project site is located within an unincorporated portion of San Bernadino County, it is within the sphere of influence of the City of Rancho Cucamonga. The City's General Plan currently designates the project sit as "Very Low Residential" (RVL), which allows up to a maximum of 2 dwelling units per acre.
Document Description
The proposed project will result in the development of 632 single-family residential units within a gated community. These home will be developed on lots ranging from 7,200 to 38,000 square feet. The project is requesting a General Plan Amendment to "Residential-Low" which would allow 2-4 dwelling units per acre. The proposed project includes the installation of required roadway and utility connections, construction of a drainage channel north of the project site, and construction of an off-site water tank and associated pipelines.
