Document Description
This Specific Plan Amendment proposes deleting the seven Country Estate lots in the northwest portion and relocating two of the lots to the project area. The Equestrian Center designation will be changed to Community Recreation (CR) to be developed as a passive park or community/recreation facility. The CR area will be reduced from 24 acres to 18 acres. The Olivenhain Water District ROW which the District acquired in fee title, is included in the overall CR designation but is identified as "Not a Part" on the Tentative Map Resulting in 10.61 net acres for Lot 3 (park site). The Olivehain Water District ROW is a part of the specific Plan. Lot 1 of the Tentative Map will be 2.027 gross acres and require approximately 12,000 cubic yards of cut material and 13,000 cubic yards of fill material for pad grading. Lot 2 will be 1.363 gross acres and require approximately 20,000 cubic yards of fill material for pad grading. Lot 3 will be 10.811 gross acres in size. The project requires approval of a Specific Plan Amendment and a Tentative Map.
