The site cleanup phase would include: removal of all junk vehicles, trash, debris, and structures from the site; soil remediation; export of ~39,000 cubic yards of contaminated soil and import of clean fill; temporary stormwater drainage measures; and environmental grading. Phase two would include construction of 162 residential units, including a mix of single family residences, duplexes, and townhouses. In accordance with the City's affordable Housing Ordinance, 20 percent of the units would be deed-restricted for low to moderate income levels. Each unit with two to three bedrooms would have two dedicated parking spaces. Additional guest parking spaces would be located in four common parking areas. The primary and only vehicle access to the project site will consists of a new roadway that will extend Loma Vista east through a sloped area within an existing residential development, west of the project site and east of the intersection of Loma Vista Drive and Ohlone Parkway. While a roadway connection would not be provided to the adjoining Sunshine Garden's project to the southeast, a recreational trail would be extended from this project area and around the subject site within a 50-foot area bordering the Watsonville Slough.
