Based on the Zoning Administrator review and all supporting materials provided, the Zoning Administrator determined that the project is exempt from further environmental review consistent with the Class 11 - Accessory Structures exemption under CEQA Guidelines section 15311. Class 11 consists of construction or replacement of minor structures accessory to (appurtenant to) existing commercial, industrial or institutional facilities including on-premise signs. The signs are accessory to the primary use of the site which is designated as Neighborhood Commercial (NC) in the Land Use Element of the City's General Plan. The addition of signs and the modification of sign size, lettering and illumination are consistent with Class 11 construction and replacement of minor structures.
