The project also includes a Variance to reduce the required parking spaces for the project from 580 to 248 parking spaces (a 332-space or 57% reduction). The proposed warehouse and distribution building would be 36 feet tall with a 38-foot tall building entrance area. The project proposes to construct a reinforced concrete pipe, concrete headwall and riprap extending from the northern edge of the site to a point off-site adjacent to the San Diego River, to accommodate a portion of the site drainage. The project includes on site low impact development measures such as a bioretention basin and bioswales to treat and filter storm water before it leaves the site. As a regional distribution center for assisted living facilities to the project would generate several tractor trailer truck trips to and from the site. The project description indicates that approximately 65% of the vehicle trips generated by the project will travel north on N.
