Access to the project site is currently available from Jurupa Avenue, a major arterial road that trends east-west adjacently south of the project site. Surrounding land uses include: general industrial to the north and west, a chicken ranch to the east, and a planned residential community to the south. Project implementation is proposed through development over a period of three construction phases. Phase 1 (Building A) would encompass a total of approximately 21.0 acres consisting of 431,240 square feet of building area and would be located in the western portion of the site, east of Hemlock Avenue and west of Beech Avenue. Phase II (Building B) would encompass a total of approximately 20.6 acres consisting of 420,160 square feet of building area and would be located in the center portion of the site, east of Beech Avenue and west of Elm Avenue.
