The Planned Development District development Plan for the proposed project includes the following components: * A 151,000 square foot retail/shopping complex consisting of various buildings, including a grocery store, drug store, and retail clothing outlet. In addition to these, a variety of retail businesses and restaurants will be incorporated, including 25 live-work lofts above some of the retail buildings. * A 192,000 square foot business park complex consisting of various buildings, including a variety of office and service/business space, with residential studio lofts above some of the buildings. * A 16 unit attached, two to three story residential development, including rental, purchase or fractional ownership of the townhouse/condominium units. * A 24 unit Cottage Workforce Housing component, with lots ranging in size from approximately 3,000 to 5,400 square feet. These units are deisgned to provide workforce housing and starter homes for mid-range income levels in the Grass Valley/Nevada County area. * Individual Tentative Maps subdividing R-1 zoned lots to allow the building of 57 custom lots. The City of Grass Valley will prezone 140 acres to five different zone districts: 88.47 acres of Commercial Busines Park (CBP), 19.42 acres of Central Commercial (C-2), 15.8 acres of Single Family Residential (R-1), 14.9 acres of Open Space (OS) and 1.8 acres of Multi-family Residential (R-3) Zone Districts.
