Reasons for Exemption
The City conducted an environmental review which determined that the proposed project is exempt from CEQA pursuant to CEQA Guidelines Section 15301, which
allows for the operation, repair, maintenance, permitting, leasing, licensing, or minor alteration of existing facilities (public or private), facilities, mechanical equipment, or topographical features, involving negligible or no expansion of existing or former use. The key consideration is whether the project involves negligible or no expansion of use. The project fits under the example under Section 15301 (e)(1), which includes additions to existing structures provided that the addition will not result in an increase of more than 50 percent of the floor area of the structures before the addition, or
2,500 square feet, whichever is less. The project proposes the remodeling and construction of additions to the existing single-family residence and would not result in an increase of more than 50 percent of the floor area of the structures before the addition, or 2,500 square feet. As such, this exemption was deemed appropriate. No environmental impacts were identified for the proposed project. Additionally, none of the exceptions described in CEQA Guidelines Section 15300.2 apply. The site is not included on any list complied pursuant to Government Code Section 65962.5 for
hazardous waste sites.
