The proposed project is request for a Use Permit to authorize an existing 7-foot, solid-wood fence along the front property line on a 3.5-acre parcel zoned Rural Residential. The entire parcel is within the Valley Oak Habitat Combining District and a portion of the northern half of the pa reel is within the Riparian Corridor Combining District. The proposed use is consistent with the Sonoma County General Plan and Sonoma County Zoning Code. The project parcel is within the Rural Residential land use designation in the Sonoma County General Plan, which provides for very low-density residential development on lands that have few if any urban services but have access to County maintained roads. The project site is developed with a single-family residence, garage and barn. The RR (Rural Residential} Zoning District allows for fences above 3 feet in height within front-yard setback areas with a Use Permit (Zoning Code Section 26-88-030(a}}. The northern half of the property is within a riparian corridor however, the existing fence is located on the southern half of the property along the front property line which is outside of the riparian corridor setback.
