cont.; and Conditional Use Permit 18-03 (CUP 18-03) to allow Cali Marine to operate as a boat sales use and outdoor storage within the existing Building 4 of the MS Alessandro Business Park located at 14080 Meridian Parkway, Riverside, CA 92518 On February 13, 20 I 9, the March Joint Powers Commission approved Conditional Use Permit 18·03 (CUP 18·03), which allows the project applicant, Cali Marine, to operate as a boat sales use with outdoor storage within the existing Building 4 of the MS Alessandro Business Park located at 14080 Meridian Parkway ("Subject Property"). The approved boat uses would include engaging with customers on showroom demos,stocking of new boat inventory, pre-delivery boat inspection, light service, sales of boats, accessories and parts, and cleaning and prepping of boats indoors prior to customer pick-up. Cali Marine will additionally make minor tenant improvements to the existing Building 4, including interior partitions, interior plumbing connections to the sewer system, and the addition of an accessory exterior gate for added security to its designated parking area. The Specific Plan Amendment also allows for an increase above the I 0% maximum outdoor storage requirement requiring the approval of a conditional use Permit. Total outdoor storage associated with the boat sales use is 3,232 square feet square feet or 24%, 14% above the allowable; outdoor storage requirement, thus requiring the approval of a conditional , use permit.
