Document Description
A request by Templeton Hills Group, LLC for a vesting tentative tract map and concurrent CUP to subdivide two parcels totaling 23.53 gross acres into 22 lots consisting of: 21 residential parcels of 10,000 to 15,000 sf in size for sale and/or development, one non-buildable open space parcel of 9.42 acres; and a remainder parcel. The proposal includes a density bonus in accordance with land use ordinance section 22.22.140. Bennett Way will be extended to the south to terminate in a cul-de-sac immediately north of Toad Creek. Site disturbance will be approx 9.0 acres and will include approx 8,000 cy of cut and 8,000 cy of fill. The project includes a request to modify the street improvement standards as allowed by LUO Section 21.03.020(c)(d) to allow a private access easement to serve more than 5 parcels and request to become a receiving site for the voluntary transfer of development credits in accordance with LUO Chapter 22.24.
