Document Description
The applicant requests approval of a tentative parcel map to subdivide tax APN 695-062-160, Lot15, (13,260 sf) and 695-0-062-170, lot 16, (11,755 sf) into two legal lots of 14,500 and 10.515 sf as originally recorded in the Upson Tract, map book 11, pages 1 and 2, and depicted in Record of Survey 32-RS-3. No new construction is proposed as part of the requested tentative parcel map, however, the applicant has indicated that it is likely that: a single family dwelling will be constructed at a later date on lot 16; a two story addition to the existing single family dwelling and new garage on lot 15; and a retaining wall will be constructed on both parcels. Future development of the retaining wall would potentially require the removal of three coast live oak trees on lot 15.
