Document Description
The development applications include the consideration of the following project components and city approvals: a) Tentative Map and minor subdivision to re-subdivide the former Contra Costa Times Building property (total of 14 acres) into two buildable parcels and associated easements and improvements. b) Demolition of a 6,000 sf metal shed. c) CUP and design review for expansion of the indoor recreation use previously approved in a portion of the existing Contra Costa Times Building, including demolition, remodel and additions totaling approximately 215,000 sf of gross floor area in the interior space. The existing building consists of 164,811 sf of gross floor area, including 39,561 sf of gross floor area occupied by Ultimate Fieldhouse indoor recreation (Sportsplex Phase 1). e) Site access, sidewalks, street lighting, paths, driveways, and parking for approximately 714 vehicles. f) Design Review commission review and approval to allow development within setbacks normally established for buildings taller than 20 ft, pursuant to section 10-2.2.1203 property development regulations, subsection D(4). g) Tree removal permit and dripline encroachment permit for the removal of approximately 121 trees, including removal of up to 40 large and highly protected trees. h) amendment of CUP and design review application Y14-136, Ultimate Fieldhouse (Sportsplex Phase i) AT 2640 Shadelands Drive, approved pursuant to planning commission resolution 3677 and Design review commission resolution 2915, for 39,561 sf of indoor recreation in the existing building. Amendments proposed at this time consist of changes such as parking calculations and site circulation.
