Conditional Use Permit for a proposed commercial center that includes a three-story 98 room mote of approximately 54,870 sf, combination restaurant and office building of approximately 11,250 sf, a drive-through restaurant of approximately 3,677 sf, and a convenience store and gas station of approximately 4,669 sf on approximately 6.92 acres, located at the southwest corner of the intersection of Oak Glen Road and 14th Street/Arlington Street. The proposed project would have access from Oak Glen Road, 14th Street to the North, and Dunlap Boulevard over Wilson Creek Channel. The project will also require that a portion of Dunlap Avenue extending through the project site be vacated and the existing six parcels be reconfigured into four parcels as part of a separately processed parcel map. The applicant also proposes the use of a Development Agreement with the City to coordinate construction scheduling, identify areas of responsibility for certain improvements, and to process development related application.
