Document Description
The Van Buren Commercial Center Project Site is an approximately 4.55 acres and is located at the southeast corner of Van Buren Boulevard and Gamble Avenue in the Woodcrest neighborhood of the City of Riverside. The site composed of four vacant parcels (274-140-036, 274-120-030, 274-120-017, 274-120-012) separated by Fred Street. For the sake of this project the two parcels (274-140-036, 274-120-030) located to the east of Fred Street will be referenced as Lot 2. Lot 1 is 2.17 acres and Lot 2 is 2.15 acres. The site is located approximately 4.8 miles west of Interstate 215 and approximately 5.8 miles west of March Air Reserve Base. It is bounded on the north by Van Buren Boulevard, to the west by Gamble Avenue, to the east by an ARCO gas station, and to south by Bobbit Street, and Gamble Avenue Sewer Lift Station.
