Document Description
An application to subdivide the property into 8 lots consisting of 6 for single-family residential use, 1 for open space conservation and 1 for street access to the site, proposed over 34.4 gross acres and located in Malibu. A direct access road connection is proposed from Latigo Canyon Road to serve all six residences proposed, connection into Baller Road which will continue to serve 5 homes beyond the proposed subdivision to the north. The access road will vary in width from 20 to 34 ft, totaling 1,620 ft in length, and an access easement shall be provided to serve the neighboring residential property to the south. Custom designed homes are proposed to be built on caissons along the natural hillsides of the property, limiting grading to 19,250 cubic yards of cut 1,200 cubic yards of fill. An oak tree permit has been filed to remove 4 oak trees on site in order to construct the new access driveway. An oak tree mitigation/tree (Public Resources Code 21083.4). BCA was prepared for this project dated May 2008. Per CEQA, project impacts to be analyzed in this document also include all off-site improvements and areas to be "retired" as a result of the creation of this subdivision as required by the LCP. Application also includes a Conditional Use Permit for development within a hillside management area.
