Rezone Application No. R-06-47 proposes to reclassify approximately 25.71 acres from the M-1 and M-3 (Light Manufacturing and Heavy Industrial, respectively) zone district to the C-M (Commercial and Light Manufacturing) zone district. Conditional Use Permit Application No. C-06-169 is a request to construct a professional office complex to be developed in seven phases, which will contain 12 one and two story buildings (six 1-story and six 2-story) totaling approximately 370,138 square feet and will include 1,899 parking stalls. The proposed rezone is consistent with the 2025 Fresno General Plan planned land use designation of the property, which is light industrial.
