Document Description
The project involves the subdivision of a 15-acre site into two parcels for a 145,000 square foot retail facility, associated gas station, and 9,600 square feet of freestanding restaurant/retail uses, providing a total of 774 parking spaces in the M2-1VL-O zone. Approximately 300,000 square feet of manufacturing uses would be demolished for the proposed project. Project includes the following discretionary approvals: preliminary parcel map, site plan review findings, commercial corner conditional use permit, conditional use permit for the sale of alcohol for off-site consumption, and general order 88-B from the public utilities commission for the improvement of railroad crossing. Other permits may be required but not limited to the following: Regional Water Quality Control Board (NPDES), the South Air Quality Management District, and various construction, grading, encroachment, and demolition permits.
