The proposed project consists of a Tentative Parcel Map to divide 0.916 +/- acre into two lots on property zoned RD-5 (PD). Note: The subject site originally contained two separate parcels which were created by the Rancho Murieta Unit No. 6 Subdivision, but were subsequently merged together on May 14, 2004 at the request of the applicant. The current application would simply divide the parcel back into two lots which would have the same configuration before the parcels were merged approximately 2 years ago. The existing oak trees on the property are protected by the County Tree Preservation Ordinance.
The project involves the division of land into four or fewer parcels, is consistent with the General Plan and Zoning, public services are available and therefore the project is exempt from the provisions of CEQA.
