The project is to establish a new winery with a production capacity of 48,000 gallons per year within a new 15,500 sq. ft. winery building and 8,500 sq ft. of caves on a 11.12 acre parcel within an Agricultural Preserve (AP) zoning district. The winery building consists of three levels. The lower level will be +/- 4,222 sq. ft. the main floor will be 6,168 sq. ft. and the top floor will be composed of 2,326 sq. ft. of deck spaced and 1,830 sq. ft. of enclosed floor space. In addition, there will be a 908 sq. ft. crush pad outside of the winery building. Approximately 700 feet of new driveway will be needed and approximately 17 new parking spaces will be provided. As required by County agencies, the applicant will have to install a left hand turn lane on State Highway 29, a new well to meet the requirements of the California State Drinking Water Act, and a new septic system to handle the winery process wastewater.
