Document Description
The current project includes a General Plan Amendment, Zoning Ordinance Amendment, Final Development Plan and Variance for the development of 76 affordable multi-family residential units on the 4.4-acre subject site (refer to Figure 2). The density of the site would be approximately 17.3 units per acre. The project site is designated for General Commercial (GC) development and zoned for Retail Commercial (CR) development. The proposed General Plan Amendment (GPA) would alter the land use designation of the site to "Multi-Family Residential (MFR). "The MFR designation allows development at a density of 9-16 units per acre. As the project would involve the development of entirely low income housing the project is eligible for a density bonus pursuant to the City Zoning Ordinance to 11-20 units per acre. The proposed zoning ordinance amendment would alter the zoning designation to "Planned Residential Development (PRD)." The PRD zoning would allow for clustered development while maintaining a large amount of open space along Zaca Creek and the adjacent buffer area.
