Document Description
Consists of the annexation of approximately 47 acres of agricultural land into the City of Greenfield. A total of seven parcels are included in the proposed annexation. The project is located immediately east of the incorporated City limits of the City of Greenfield and is within the City's designated Sphere of influence and Urban Service Area. The application also proposes prezoning of the annexation area for low-density residential use at 6 dwelling units/acre and a General Plan Amendment. The entire area is planned for up to 282 dwelling units single-family detached dwellings. A concept plan for a neo-traditional subdivision design and eventual tentative subdivision map for 19 acres owned by the project applicant, Creekbridge Homes, are expected to follow the annexation. No subdivision maps or detailed site plans are proposed as part of the annexation request. The initial 19-acre portion will be considered a "first phase" to be carried out in the first 2-5 years after annexation. The remainder of the proposed annexation area is assumed to be developed within approximately 10 years. Infrastructure, lot platting and other improvements will be discussed as characteristics of future development proposals within the annexation area.
